Rent-to-Rent

Earn every month from properties you don't own

Rent-to-Rent lets you lease a property, sublet it by the room, and keep the margin. Legally. Without buying. Entry cost: €1,500-3,000 — not €50,000+.

How it works, exactly

+500 €

You rent a flat from a landlord for €800/month. You sublet three rooms at €400-450 each — total income €1,300. Subtract bills and management (around €130) and you net roughly €370 a month. The landlord gets paid on time. Tenants get a room. You keep the difference. In Spain, this is legal when the lease explicitly permits subletting.

Income from rooms + 1.300 €
Your monthly margin 500 €

* 3-bedroom flat, 85% occupancy, utilities and management included. Actual margin varies by market and negotiation.

Why it works

  • Entry cost is €1,500-3,000 — not the €50,000+ deposit required to buy
  • You calculate vacancy risk before signing, not after you're locked in
  • The model is repeatable: each property follows the same playbook
  • Five well-managed properties can match or beat the average salary in Spain

Is this for you?

  • You have a job but can't save the 20% deposit banks require to buy
  • You want income that keeps coming in when you stop working that day
  • You already manage a rental and wonder if there's more potential without buying more
  • You want a concrete strategy with real numbers, not another mindset course
How it works

From first contact to first payment

  1. 1

Research the market: what do rooms rent for in your target area? What's the real vacancy rate?

  2. 2

Find the right properties: 3-4 bedrooms, good location, landlord open to negotiation

  3. 3

Negotiate a lease with an explicit subletting clause — without it, walk away

  4. 4

Set up and list rooms on local portals (Idealista, Fotocasa) and local groups

  5. 5

Manage with systems: individual contracts, automated payments, quarterly check-ins
